Yes. You need to subdue the 2 guards in Alexa’s office and but also both outside the office. I just discovered this a few minutes ago, I’m starting to really like this target I’m glad I didn’t get spoiled earlier this week.
I really like this ET, probably the most elusive one for me so far because most of the time I had no idea where he was. I usually don’t do propane flask kills, but it’s a different thing when you can drop it to a fireplace from above.
On the first run I looked for him for ages and finally found him in the same room as in the video and started following him for a bit. When I saw him go in front of the fireplace I knew what to do and went to snatch a propane flask.
After another eternity of waiting and not not seeing him again I decided to go look for him again. When I saw the displeased guard at the bathroom I reasoned what had happened and headed upstairs where I found him posing as a staff member. Had I not known that he would use a disguise, I would have looked for him even longer, especially because there were some relocated staff members as well. Well done, IO.
Knowing that he would not return back downstairs, I restarted and my plan worked. I stole the painting too before targeting Haynes. Did it as the lawyer just for fun. GJ, that was fun.

A word of warning. Whilst collecting footage for the dialogue video I made a rather upsetting discovery. Do not let him escape with the art or this happens…
He also escapes without the painting when discovers that it’s missing.
Moreover, he escapes even if to destroy his car, he just runs away
Really? So that’s why I never found him. Was looking for a guy in a unique outfit and didn’t pay any attention to the mansion staff. There wasn’t even a single hint that he would use disguises. Not sure if I should be impressed or angry but it feels a bit unfair.

He never escapes on his own. You need to help him.
At least obtain a painting first
Sure, the glasses make him stand out, but since I never expected him to use disguises I didn’t pay attention to the staff. This wasn’t helped by the fact that they added several new NPCs to the map. Probably walked pasted the target a few times without even realizing it. I mean this certainly proves what Diana said in the tutorial about people looking at uniforms and not faces but it’s frustrating. The only thing I remember was Diana saying that he claimed to be wildlife inspector. So, I assumed that was his cover story, not a hint that he changes outfits. Because I missed a tiny little detail I ran around the map like an idiot for twenty minutes and died a stupid death.

After a minute or two he heads to the mansion through the main fountain to the Trophy Room
Tried to be smart. Started at the main gate and wanted to wait for the Investigator to pass the bridge, lure him into the nearby foliage and take hit outfit to get a disguise with no enforcers that gives accesses to almost every area.
Turns out IOI anticipated that, because he was already inside the mansion when I started the level. Should’ve restarted and chose a disguise starting location but felt that was against the spirit of the ETs

Was waiting for him in the bathroom and shot him in the head with a silenced pistol. Then his bodyguard came in to me dragging his body… I panicked and a brief firefight ensued… I was lucky to have somehow escaped alive
I’m still kinda new to the Hitman franchise… but do guards notice silenced shots behind closed doors?
Question for @Travis_IOI, I’m gonna be on vacation the entire 10 days the collector is going to be live. I played Hitman 1, but I never played Hitman 2 so I have to unlock all the ET rewards again. Will I still be able to unlock all the ET rewards if I miss the collector?
It might be the case, yes, if you fire or stand too close to the door.
Also it might be just some inexplicable behavior of the AI when they feel something and enter the room in unsuitable moment. Sometimes happens. I can’t find an explanation for that. Maybe just gane plays tricks

Most definitely that HITMAN 3 Elusive Targets will be reactivated at some point in the future, and those who missed any will be able to kill them and get their challenges.
Also it might be the case that H3 locations will have more than 1 ET, so you’ll have a chance for your reward despite your gap.
Besides, the challenges of “Kill XX targets to get a suit” work all across the game, you can kill Elusive Targets in any locations to get your suit
Usually they don’t hear the gun shot but if you kill a targets the bodyguard may come in looking for his VIP. Some of them – like Imogen Royce’s bodyguard – will do this almost immediately after the target dies.
